General Services Administration (GSA) seeks to lease the following space in Lubbock, Texas � RLP No. 8TX3387 State:� Texas City:��Lubbock Delineated Area: Northwest Corner: N. CR 1800 N/S and Rte. 6000 E/W Northeast Corner:� Rte. 3000 N/S and Rte. 6000 E/W Southwest Corner: Frankford Ave N/S and 82nd St E/W Southeast Corner: Rte. 3000 (aka FM835) and Rte. 7100 E/W Minimum Sq. Ft. (ABOA):� 7,652 Maximum Sq. Ft. (ABOA):��7,652 Space Type:��Office Parking Spaces (Total):��Total parking should be consistent with applicable city code. Parking Spaces (Surface):� All parking may be surface parking Parking Spaces (Structured):� No structured parking required Parking Spaces (Secured / Reserved):��Secured parking for five (5) GOVs Full Term:��10 years Firm Term:��5 years Option Term:��N/A Additional Requirements: Offered space should lend itself to an efficient layout based on Government requirements. The Government should have the ability to install an antenna to the roof of the building. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).� ).� For more information, visit: https://acquisition.gov/FAR-Case-2019-009/889_Part_B. The U.S. Government currently occupies office and related space in a building under a lease in Lubbock, Texas, that will be expiring.� The Government is considering alternative space if economically advantageous.� In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government�s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime.� The Tenant Improvement Allowance for an alternate location will be $45.98568 per ABOA SF. The Expression of Interest should include the following: Building name and address. Location of the available space within the building along with a floor plan. Rentable square feet available, and expected rental rate per RSF fully serviced.� Indicate whether the quoted rental rate includes an amount of TI and state the amount, if any. Date of space availability. Building ownership information. Amount of parking available on-site and its cost, if any. Energy efficiency and renewable energy features existing within the building. List of building services provided. Authorization from the property owner to submit the building / space for consideration.
