Ft. (ABOA): 2,969 Maximum Sq. Ft. (ABOA): 3,415 RSF Space Type: Office, laboratory Parking Spaces (Total): 26 Parking Spaces (Surface): 18 Parking Spaces (Structured): N/A Parking Spaces (Reserved): 6 GOVs, 2 boats Full Term: 240 months Firm Term: 120 months Option Term: Two 5-year renewals Additional Requirements: Ground floor space with on grade access for the operation of a wet laboratory. Security camera for parking lot: 6 GOVs and 2 boats; One EV station with structure in place for two more in the future. Floor drains in wet lab and interior/exterior hose bibs. Loading dock- on grade access required for unloading of heavy pallets. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.� A fully serviced lease is required.� Offered space shall not be in the 100 year flood plain.
