Shepherd Dr. East: N. Shepherd Dr Southbound to San Felipe St/River Oaks South: San Felipe St/River Oaks Westbound to S. Voss Rd West: S. Voss Rd Northbound to Kempwood Dr/W. 34th St. Minimum Sq. Ft. (ABOA): 30,505 Maximum Sq. Ft. (ABOA): 31,000 Space Type: Office and Warehouse Parking Spaces (Total): 12 Parking Spaces (Surface): 12 Parking Spaces (Structured): 0 Parking Spaces (Reserved): 12 Full Term: 15 years Firm Term: 10 years Option Term: N/A Additional Requirements: ? Offered space must be capable of offering up to 1,800 ABOA SF of open office area and 29,200 ABO SF of warehouse/storage ? Space must be offered on the ground floor. ? Site must have separate employees and public entrances ? Site must not be within 640�-0� of any facility identified by ISC as �hazardous materials transportation/storage facilities� ? Site must not be located within 400�-0� of public defenders, ICE, probation offices, IRS, universities, and/or other businesses or facilities deemed unacceptable by Tenant Security for safety purposes ? Site and/or space must not be located within 400�-0�, or adjacent to facilities associated with foreign powers identified in Tenant�s National Security Threat list ? Standoff distance must be provided from the curb line or nearest accessible by a vehicle to fa�ade of the building Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 0.2-percent-annual chance floodplain (formerly referred to as �100-year� floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).). The U.S. Government currently occupies office and related space in a building under a lease in Houston, TX, that will be expiring. The Government is considering alternative space if economically advantageous.
