- SCOPE OF SERVICES Services are required in support of the maintenance and repair of the heating, ventilation, and air conditioning (HVAC) and the pneumatic and direct digital controls (DDC- JCI Metasys). The intent is to maintain existing equipment to its intended operational state, reduce comfort calls, reduce energy and demand cost, prolong equipment life, and reduce staff time spent on emergency calls. Specific areas of tasking will include: Sensor Calibration Minor repairs to piping and duct systems System Adjustments Identify and eliminate deferred maintenance items Change operation parameters Change control parameters Improve Operator knowledge and performance Assist the energy engineer in performance of controls based continuous commissioning Assist USRO s in the identification and isolation of pneumatic controls in support of Replacement of central air handling units (AHU s) and hydronic systems Service provider must be proficient in the use of Metasys on N1 and N2, metasys Enhanced Architecture; trending through the ADX server; Enhanced Architecture administrative tasks; troubleshooting of pneumatic controls; knowledge of DX9100, NCM 350, and NAE controllers; experience with operation and diagnosis of central AHU and hydronic systems; programming and editing of control sequences, set points, reset schedules; knowledge of the control and operation of HVAC equipment. The level of effort would be 8 hours per week for 26 PM visits per year and semi-annual (2) Saturday overtime hours. The service provider will report and be tasked by the Chiller Plant Supervisor. The service provider will provide his own tools, which may be supplemented by existing VA diagnostic tools and bench stock
